Civitaretenga AQ (€ 48.000) - Cod ZNU047
Stone house, partially restored in a typical village.
Property consisting of the entire upper floor (93 net sqm) of a large stone house in the historic center of the town. The house was partially renovated in 2016 but needs to be completed, lending itself to become an interesting residence in a characteristic village in the splendid context of internal Abruzzo. A short flight of stairs leads to a landing with the main entrance enhanced by a simple but pleasant stone portal. Entering the house you immediately find yourself in a first large room of considerable height and with various openings on all four sides, the roof is exposed with beams and wooden boards in a warm color; this environment could become a multifunctional room with kitchen-dining-living room. A connecting door leads into another large room developed longitudinally and characterized by the presence of a large stone dividing arch; the exposed wooden roof has some skylights that illuminate the rooms below. This second room has three free sides with different openings and could be divided into two bedrooms and two bathrooms.
In the roof renovation a reinforced concrete curb was inserted on which the wooden beams and the planking were placed, overlapping insulation of 10 cm thickness and covering with traditional tiles, chimney and valuable tinsmithery. The structure has been adapted seismically also with the insertion of iron chains that connect the masonry. The old flooring has been removed and the filling material has been removed, lightening the underlying vaults: necessary filling with expanded clay and covering with a cement screed. Since the house is on one of the main streets of the town, the connections to the water, electricity, sewage and gas networks are rather easy.
Energy Class: exempt.
