Stone farmhouse to be restored with extensive land in the Giumentina Valley.
Two-storey stone house of 155 sq. M. (100. sqm.nt.) to be restored with 43.500 sqm of largely flat land, in a dominant position in the splendid Giumentina Valley at 650 meters above sea level. The farmhouse, once used as a stable and barn, has a very solid structure with thick stone walls (60 cm.) And barrel vaults on the ground floor; it is faced by an extensive arable land largely flat while at the rear it has woodland with oak trees. The farmhouse can be easily reached via the municipal road.
A previously drafted renovation project involved the vertical division into two autonomous duplex residential units with the floors connected by internal stairs: living rooms and kitchens on the ground floor, 1-2 bedrooms and bathroom on the first floor. The two units could of course be connected to form a single large house. In case of renovation, the roof must naturally be redone, safeguarding or integrating the current wooden entablature. The Giumentina Valley is a magnificent plateau 650 m above sea level between the municipalities of Abbateggio and Caramanico Terme, in the Majella National Park. There is a Paleolithic site near which the "Paleolithic Ecomuseum" has been set up outdoors with dry stone huts, agro-pastoral buildings typical of the area. The area is frequented by the Apennine wolf, deer and roe deer. On clear days, the view of Majella, Morrone and Gran Sasso is gorgeous. Ideal for picnics, walks, trekking, trail running, mountain biking and also cross-country skiing in winter.
Caramanico Terme (PE) is one of the most beautiful villages in Italy, at 650 m. above sea level. and with about 2000 inhabitants in the Naz Park. Majella / Morrone, surrounded by woods and the splendid Valleys of the Orta and Orfento rivers. Numerous hiking trails with a wealth of protected flora and fauna also reach ancient hermitages. The historic center is valuable, with many original elements and religious architecture of great interest. The point of reference and pride of the town is the Archaeological Naturalistic Museum. Caramanico is also home to the homonymous "Terme di Caramanico" which offer a wide range of treatments with sulphurous waters and conventional mud. Throughout the year, artistic, cultural and local folklore events are organized. In the village there are the municipal offices, schools, shops and all the generally necessary services.
